Who Are We?
We’re a family owned real estate investment firm that specializes in buying all types of properties in any condition. We’ve been operating and helping homeowners since 2017 and have bought over 50 properties all across Eastern Tennessee and Northern Georgia since we started. We love single family homes but also buy land, multifamily and commercial real estate!
What Does It Cost To Work With Us?
There are no fees or commissions. We cover the closing costs when we’re buying your home cash. If we’re working out something on terms, we’ll make sure you know what the down payment is and monthly payments to you will be. All of our sellers are briefed on any expenses or costs associated with the sale of the property before, during and right before we close. Our local title company provides every party an official HUD so we’re all on the same page. All in all it would cost you a lot less to work with us than most buyers!
How Does The Process Work?
First, we’ll give you a call to get a few more details about your house. Just basic stuff, nothing fancy or complicated. Just enough info for us to know what you’re dealing with and what your ideal goal would be with the sale. From there we can decide the best route for you to take and if we’re interested in it we’ll send someone out right away!
After our contractor confirms the property condition we’ll give you a ring to discuss what we thought! We’ve seen some really beat up homes so condition is least of our worries. Don’t worry about cleaning anything up either! If you’re an out of state owner we will be happy to share with you our photos and video walk through as well so you can see what your property looks like currently!
Once we can come to an agreement we’ll open title with our preferred local company and coordinate with them to make sure you have all the proper documents. Nowadays most of our documentation is signed and filled in online through secure servers but a local office is always available to walk into as well. You’ll receive your check the day of closing!
